Quick reference for whether your Chilliwack renovation project is likely to need permits. Informational — always verify with the City of Chilliwack Building Department before starting work.

Removing a load-bearing wall

Permit needed

Structural engineer required. Building permit definitely needed.

Removing a non-load-bearing wall

Maybe

Often permit-exempt if no electrical/plumbing is affected, but verify with the City.

Adding a new room or addition

Permit needed

Building permit required. Engineer drawings likely needed.

Finishing a basement

Permit needed

Adding walls, electrical, or plumbing triggers permits. Required for legal suites.

Legal secondary suite conversion

Permit needed

Building, electrical, and plumbing permits all required. Occupancy permit at end.

Replacing windows (same size)

No permit

Like-for-like replacement usually permit-exempt. Changing size or adding windows needs permit.

Adding an egress window

Cutting new openings or changing size of existing needs permit.

Building a deck

Decks over a certain size or height need permits. Under 10sqm attached or under 600mm height — often exempt.

Replacing roof shingles (same material)

Adding new circuits or outlets

Painting interior walls

No permit needed for cosmetic work.

Replacing flooring

Flooring replacement is cosmetic — no permit required.

Installing new kitchen cabinets (same layout)

No permit

Cabinet replacement alone is permit-exempt. Electrical/plumbing changes trigger permits.
